Every villa in this collection is published by the operator who actually runs it on VillaTax. You deal with the manager directly — clear information, clean terms, no layer in between.
The collection
This page is not a marketplace. The villas you see here belong to owners and managers who run their entire operation — revenue, bookings, accounting, compliance — inside VillaTax. When an operator publishes a villa to the collection, the listing comes straight from the place where the villa is actually managed: same data, same calendar, same person answering.
For you, that changes the texture of the search. Descriptions are written by people who know the property, prices are set by the manager rather than recalculated by an intermediary, and your request lands on the desk of the person who can say yes. It is a quieter, more precise way to find a serious villa in Bali.
Only published, active villas with a resolvable profile appear here. No scraped listings, no ghost inventory, no duplicates.
The Verified badge reflects registration records held in VillaTax — tax ID, business number, building permit, current documents.
Your enquiry goes to the villa’s own manager, inside the workspace where they run the property — not into a queue.
Explore
Refine by area, size and budget. Every card opens the villa’s full profile, with direct availability requests.
Booking direct
Booking direct is not a crusade against platforms. It is simply a cleaner arrangement when the property is professionally run — and every villa here is operated through a structured management environment.
You talk to the person who operates the villa — who knows the staff, the pool schedule and the road to the beach. Answers are first-hand.
The price you see is the price the manager set. Special requests, longer stays and seasonal arrangements are discussed directly, in plain language.
Your request reaches the operator’s own dashboard instantly. No relay, no markup logic, no anonymized inbox between you and a decision.
The owner keeps a clean record of the relationship; you keep a single, identified contact. Useful before, during and after the stay.
VillaTax exists to run villa portfolios properly — revenue, tax, payroll, governance. This collection is the public face of that discipline: villas presented the way well-managed assets deserve to be presented, by the people accountable for them.
Territories
The island is not one market. Each regency has its own pace, its own coastline and its own kind of villa. The collection is organised by regency so you can search where it actually makes sense to stay.
Badung holds Bali’s most established villa territory: Canggu and Berawa’s creative coastline, Seminyak’s polished beach quarters, the cliffs of Uluwatu and the calm of Nusa Dua. It is the regency where professional villa management is most mature — and where a well-run property earns its keep.
Explore the areaGianyar is Bali’s cultural heartland — Ubud’s ridges and rice terraces, river valleys, galleries and a slower, greener rhythm. Villas here trade beach proximity for canopy views, cool mornings and a clientele that stays longer and books with intent.
Explore the areaLombok Tengah is one of the territories of the VillaTax collection — villas published by their own operators, with verified registrations and direct availability requests.
Explore the areaKlungkung is small on the map and large in range — the royal town of Semarapura, the Sidemen foothills, and across the strait the cliffs of Nusa Penida and the lagoons of Lembongan. Villas here put you at the edge of Bali’s most striking seascapes.
Explore the areaWe dislike vague trust marks as much as you do. The Verified Operator badge is granted when at least three of the four registration records below are held and current in the operator’s VillaTax workspace.
The badge reflects registration records as declared and maintained by the operator in VillaTax. It is a strong signal of structure — not an independent audit, and not a statement about tax positions.
The operating entity holds an Indonesian tax identification number on file.
The business identification number issued through Indonesia’s OSS system is recorded.
A building permit reference (PBG) is registered for the property.
The operator’s document set is maintained and up to date in their workspace.
If you run a serious villa in Bali, the collection gives it a public face that matches the way you operate — and the listing lives inside the same environment you already use to manage it.
Publishing to the collection is included — it takes minutes once your villa profile is complete.
Questions
Each villa page lets you send an availability request with your dates and party size. The request goes straight to the villa’s operator inside VillaTax, and they answer you directly — typically with availability, the applicable rate and next steps. There is no intermediary handling or repricing your request.
It means at least three of four registration records — tax ID (NPWP), business number (NIB), building permit, and a current document set — are held in the operator’s VillaTax workspace. It signals a structured, registered operation. It is not an independent audit.
Prices shown are the manager’s base nightly rate, set by the operator themselves. Final pricing can vary with season, length of stay and services — which is exactly the kind of thing a direct conversation settles quickly and clearly.
The person or team that actually operates the villa. Because the listing is published from their management workspace, your request appears directly where they work every day — not in a separate inbox they rarely check.
Some operators prefer to quote per request — common for larger estates, long stays or villas with strong seasonal variation. “Price on request” means exactly that: ask, and the manager will quote you directly.
Create a VillaTax account, complete your villa’s profile, and publish it. Villas appear in the collection once they are published and active, and the Verified badge follows automatically from your registration records.
